A bank mortgage is approved based primarily on credit score, income documentation, and debt ratios under OSFI guidelines. A private mortgage is approved based largely on the property's value and available equity — which means borrowers who don't fit the institutional criteria often qualify when they can't get a bank mortgage. Private mortgages carry higher rates and are designed as short-term (1–3 year) bridges while you improve your position to transition back to institutional lending.
Speed is everything. With private mortgage funding, we can often commit within 24–48 hours and close in 3–7 business days, depending on the lender and title clarity. The earlier you call, the more options you have. If you're past the redemption period, options narrow significantly — don't wait.
For A-lender and B-lender mortgages, my compensation comes from the lender — no direct broker fee to you. For private mortgages, lender fees and broker fees apply and are disclosed in full, in writing, before you commit to anything. You'll know the complete cost before signing.
In many cases, yes. Private lenders place more weight on property value and available equity than credit score. A beacon below 600 eliminates most bank options but not all options. The key questions become: how much equity do you have, what is the property worth, and what does the income picture look like? Have that conversation before assuming it's a no.
This is one of the most common files I work with. Stated income programs, bank statement programs, and alt-lender programs exist specifically for business owners. In many cases, we build the income picture from a combination of corporate financials and personal bank deposits — what the bank looks at vs. what actually flows through your account are often very different numbers.
