Yes — this is one of the situations we handle most frequently. The viability of a solution depends on available equity in the property, the stage of the legal process, and timing. Can I refinance with property tax arrears? +
Yes. Property tax arrears are a common situation we deal with. We can often arrange financing that includes paying out municipal tax arrears, provided there is adequate equity in the property. Private and alternative lenders can accommodate these files, though rates reflect the higher-risk nature of the deal.
Can I refinance to pay CRA income tax debt? +
Absolutely. This is one of the most common uses of private and alternative mortgage financing we see. CRA has significant enforcement powers, including the ability to place liens on real property. Using home equity to resolve CRA arrears before enforcement action escalates is often a sound financial strategy. We can structure the financing to satisfy CRA in full at closing.
What if my credit score is very low? +
Private and equity-based lenders focus primarily on the property value, the loan-to-value ratio, and the overall exit strategy — not your credit score. If there is sufficient equity in your home, a low credit score is often not a disqualifying factor. We have placed clients with scores well below conventional lending thresholds.
How quickly can financing be arranged? +
For urgent situations, private mortgage financing can sometimes be arranged in as little as 5–10 business days from the time we have a complete file. More complex situations may take longer. The fastest path is submitting your information promptly so we can review and engage lenders immediately. Delays on the client side are typically the main factor slowing closings.
Do I need perfect income documentation to qualify? +
No. This is a significant difference between conventional bank lending and the alternative/private lending space. Many of our clients are self-employed, have variable income, or have gaps in their employment history. Private lenders can work with stated income, bank statement programs, and other non-traditional income documentation. The emphasis is on the property and equity, not your T4 slips.
